How the HOA Program Works

We design service around your property’s layout and seasonal pressure.

1. Inspection & Mapping
   We walk the grounds, flag fresh mounds and runways, and create a simple activity map divided into zones (A/B/C/D). This establishes your baseline.
2. Targeted Control
   Based on conditions, we apply a mix of baiting and/or burrow-specific treatments to knock down active colonies. We start with the heaviest zones to push activity outward and away from high-use areas.
3. Monthly Service in Peak Season
   From the most active months, we service monthly to stay ahead of reproduction cycles and prevent re-colonization. During colder months, we monitor and spot-treat as needed to maintain low pressure.
4. Monitoring & Documentation
   Every visit includes device/zone updates, photos, and trend notes. You’ll know exactly where activity decreased, where it shifted, and what’s next.
5. Practical Prevention
   We advise on turf density, mowing/edging along borders, and harborage reduction in native areas to make landscapes less attractive to burrowers.

Safety Near Play Areas

Our technicians are Idaho-licensed and trained to work discreetly around high-use spaces. When activity is adjacent to playgrounds, paths, or dog-walk zones, we prioritize burrow-specific applications and set strict buffer practices to limit access. Service areas are clearly marked and documented, and we can provide resident notices when treatment is scheduled near popular gathering spots.
