WDI & WDO Inspections
Protect Your Property Before You Close or Invest
Wood-destroying insects and organisms can damage a structure long before problems become visible. A professional WDI and WDO inspection documents whether termites, carpenter ants, wood-boring beetles, or wood-decay fungi are present and identifies conditions that increase future risk.
Pestcom Pest Management provides professional WDI and WDO inspections for real-estate transactions, refinancing, and homeowner due diligence throughout southwest Idaho and eastern Oregon.
What a WDI / WDO Inspection Covers
A WDI/WDO inspection is a visual, non-invasive evaluation of accessible areas of the structure. It documents:
- Active infestations
- Evidence of previous infestations
- Conditions conducive to wood damage
Inspection areas include:
- Exterior foundation, siding, decks, and porches
- Garages and interior baseboards
- Plumbing and wall penetrations
- Accessible attics and crawl spaces
You receive a lender-compatible inspection report (NPMA-33 or requested format) that includes:
- Photos and diagrams
- Written findings
- Plain-English recommendations
How We Conduct the Inspection
- Confirm inspection scope with buyer, seller, or agent
- Review any prior reports or disclosures
- Inspect exterior and foundation zones
- Inspect interior living areas and garage
- Enter accessible attics and crawl spaces
- Evaluate moisture, grading, and wood-to-soil contact
- Photograph and document findings
- Issue a lender-compatible report
Inspection findings are always separated from any treatment recommendations to keep reports neutral and compliant.
Preparing for Your Inspection
Before we arrive:
- Ensure attic and crawl-space access
- Move stored items 18–24 inches from garage and foundation walls
- Provide any previous termite or WDI reports
- Share information about irrigation, leaks, or prior repairs
What You’ll Receive
- PDF inspection report (same day or next business day)
- Photos and diagrams of findings
Findings are categorized as:
- Active infestation
- Evidence of past activity
- Conducive conditions
- Repair and moisture-control recommendations
- Optional treatment estimate (separate from inspection)
Understanding Wood-Destroying Insects & Organisms

- Termites
- Carpenter ants
- Carpenter bees
- Wood-boring beetles
